Thermal Imaging allows the INSPECTOR to show you things about your home that no other inspection method can. Images of invisible heat energy emitted from objects and systems in the home are a completely different way to view the systems in your home. In other words, Thermal Imaging helps to diagnose the problem rather than merely identify the symptoms and can sometimes, but not always, identify and document the cause! Examples include things like electrical problems that may cause a fire; missing, damaged, and/or wet insulation; heat loss and air infiltration; water and moisture intrusion; hidden roof leaks; air conditioner compressor leaks; missing framing members; energy loss; dangerous flue leaks; damaged and/or malfunctioning radiant heating systems; unknown plumbing leaks; and overheated equipment. These images are then included in the inspection report to provide supporting documentation . A picture is worth a thousand words!

The image on the left shows moisture at the corner of this exterior wall and ceiling. The image on the right shows the same view as the thermal image to the left, but you cannot see the hidden moisture problem.

Thermal Imaging Expectations:

  • Thermal images of moisture problems will be confirmed with a quality moisture meter and proper repairs should only be done by a qualified professional. Additionally, moisture can be conducive to other problems that cannot always be seen.
  • Infrared Thermal Imaging is a far better diagnostic tool than the naked eye, but it does not guarantee 100% accuracy. Therefore, other tools are always used to verify thermal images.
  • We do not claim to have x-ray vision. Conditions may change and cause the apparent temperature readings revealed in thermal images to be different at any given time.

The image on the left shows that the moisture has traveled all the way down this wall and is pooling near the floor. However, once again, the image on the right shows the same view as the thermal image to the left, but you cannot see the hidden moisture problem.
